The premise

A village that shops its own block.

Atwater Village is a narrow grid between the L.A. River and the railroad tracks, and nearly everything commercial sits on two streets. Glendale Boulevard carries the village retail — Proof Bakery in a storefront that has been a bakery for decades, Wine + Eggs, Individual Medley, Club Tee Gee pouring since 1946 — while Los Feliz Boulevard carries the through-traffic, anchored by the Tam O'Shanter, serving since 1922. On Sundays the farmers' market on Larga Avenue turns the side streets into the busiest sidewalk in the neighborhood.

A few blocks over, Casitas Avenue is the part visitors miss: the Atwater Crossing complex fills old industrial buildings with recording studios, workshops, artist spaces, and the Atwater Village Theatre. It's two economies in one ZIP code. The storefront one runs on foot traffic, regulars, and "open now" searches; the Casitas one runs entirely on being findable, because nobody window-shops a warehouse.
